Sellers should take care while putting out a sign. A deface or worn out sign will not appeal to a prospective buyer. Therefore, a sign that is put out in the yard should be two sided, easy to read and obviously great to look at. If you live in an upscale area, you can opt for a custom sign instead of regular yard sign. Many sellers forget the important of directional signs. These signs should be put at all major intersections in the vicinity of the house so that people can be directed to the property without any problems. This is also a nice way of advertising the property, should a newcomer be looking for a good property in that particular area.
If you live in an active neighborhood, add an box outside the house with a sales brochure. This will give the neighbors an idea of your sales price and will help your sales effort. This works very well in a neighborhood which is close knit where neighbors end up giving referrals.
As a seller of your house, you can keep some 'Sellers' Disclosure Statement' in a convenient place in the house. This document should be given to prospective buyers and goes a long way in giving them assurance about your intent and will also give them an idea about the basis for negotiation.
Lastly, if you are not available to show the property, make sure your house is locked and requires an appointment to see it. Though it will end up annoying real estate agents, you will have control over who visits the house. Getting a friend or a neighbor to show the house to a prospective buyer is not such a good idea as they will not be aware of the specifics of the house.
