          When people are buying homes, they can either approach a mortgage broker or a bank to help them get a mortgage so that they can fulfill their life long dream of owning a house. Usually people are confused as to who should they approach. In fact they unnecessarily complicate the matter because the choice is fairly simple.

          If we speak to our parents or grandparents, they will tell you when they applied for a mortgage loan, they just went to the bank where they had their savings and checking accounts, and applied for a loan. Today things work slightly differently. People prefer going to mortgage brokers. This does not mean that banks are chosen. Today too people have a choice between banks and mortgage brokers but you have find out which option is the best for you.

          A bank usually is the first place people go to. The problem is that banks usually do not offer the best rates. When you approach a bank for a mortgage loan, the bank assumes that you have not taken the time to find the best rate and you are just coming to the bank for the convenience it offers. Therefore, they end up charging you a quarter to half a point more interest on the mortgage. This may not sound like a lot but over the life of a loan, it can come to more than hundreds of thousands of dollars.

          On the other hand, a mortgage broker will always look for the best possible deal and will approach a variety of lenders to get it. A mortgage broker ensures that his customers get the best possible interest rate. A mortgage broker also helps out a home buyer who has less than perfect credit. Even people with really bad credit are helped by mortgage brokers to get loans. No doubt you might end up paying higher rate of interest but at least you will own a home even with bad credit.

          Banks and mortgage brokers charge alike. A bank charges you application costs, appraisal fees, credit check fees along with hosts of many other fees. A home buyer has to pay the same fees to a mortgage broker. The fee for helping you find the right home mortgage loan is paid to the mortgage broker by the lender when the loan is closed. This is one reason why mortgage brokers work so hard and enthusiastically to help home buyers close mortgage loans.

          Mortgage brokers usually offer a better deal than a bank and most people prefer them nowadays.
